End of Tenancy Cleaning in NZ: Costs and Checklist

End-of-tenancy cleaning — also called bond cleaning — is one of the most common sources of rental disputes in New Zealand. Getting it right means more chance of getting your full bond back. Here's everything you need to know.

What Is End-of-Tenancy Cleaning?

When you vacate a rental property, the Residential Tenancies Act requires you to leave the property in a reasonably clean and tidy condition, comparable to how it was at the start of your tenancy (taking into account fair wear and tear). Your property manager or landlord will compare the final condition against the ingoing inspection report.

If the cleaning doesn't meet the required standard, the landlord can claim cleaning costs from your bond.

End-of-Tenancy Cleaning Costs in NZ

| Property Type | Typical Cost | |---|---| | Studio/1-bedroom apartment | $180 – $350 | | 2-bedroom house or apartment | $280 – $500 | | 3-bedroom house | $380 – $650 | | 4-bedroom house | $480 – $850 | | Carpet steam cleaning (per room) | $50 – $90/room | | Oven deep clean (standalone) | $80 – $150 | | Window cleaning (internal) | $100 – $250 |

Prices vary by city — Auckland and Wellington tend to be higher than regional centres. Some cleaners offer bond-back guarantees, which means they'll return to re-clean any areas the property manager flags.

What's Included in a Bond Clean?

A thorough end-of-tenancy clean typically covers:

Kitchen: Oven, range hood, stovetop, dishwasher interior, sink, benchtops, cupboards (inside and out), fridge (if leaving)

Bathrooms: Toilet, bath, shower, tiles (mould and soap scum removed), vanity, mirrors

Living areas and bedrooms: Skirting boards, light switches, window sills, inside wardrobes, doors and door frames

Whole home: Vacuuming all rooms, mopping hard floors, cobweb removal from ceilings, light fittings wiped

Laundry (if applicable): Tub, inside washing machine, dryer filter

Tenant Checklist for Bond Cleaning

Before the property manager inspection:

  • [ ] Oven completely clean inside (no grease or baked-on food)
  • [ ] Range hood filter clean or replaced
  • [ ] All surfaces wiped in kitchen (incl. inside cupboards)
  • [ ] Bathroom tiles free of mould and scum
  • [ ] Carpet steam cleaned (if carpeted)
  • [ ] All rubbish removed from property and bins emptied
  • [ ] Garage and outdoor areas tidy

DIY vs Hiring a Professional

DIY pros: Saves $200–$600 depending on property size DIY cons: Time-consuming (expect 8–20+ hours for a 3-bedroom house), easy to miss areas a property manager will notice

A professional bond cleaner knows exactly what property managers look for and typically delivers a more thorough result faster. Many offer a satisfaction guarantee.
